Parrotheads, wanna-be Parrotheads and a horde of other 55-year-old-plus adults turned out Feb. 17 in Hardeeville for the opening of the sales center at Hilton Head Latitude Margaritaville.

The guests experienced interactive displays, 3D amenities models and a design center where prospective homebuyers viewed home designs, floor plans, exterior finishes and premium features.

Preview tours, entertainment and refreshments awaited visitors in the 7,442-square-foot sales center that features Bahama shutters, coastal colors and a shaded front porch.

“There is a ton of interest in Latitude Margaritaville across the board,” said Tamara Baldanza-Dekker, chief marketing officer of Margaritaville Holdings, who has partnered with Minto Communities in the project. “Hilton Head has a special coastal personality and matches really well with the Margaritaville lifestyle.”

Anyone who has attended a Jimmy Buffett concert or knows of him and what he represents can attest that the active adult community will attract those “55 and ‘better’ looking for a place to live as they grow older, but not up,” she said. “The community will allow residents to leave their worries at the doors, relax and call paradise home.”

“Latitude Margaritaville is more than a place to live; it is a true lifestyle experience, with engaging activities, recreation and relaxation,” Baldanza-Dekker said. “It’s a community with a shared sense of fun and escapism where neighbors become friends.”

Buffett himself has been hands-on with the design, property features, activities and “even the naming of our streets and neighborhoods,” she added.

Development of the first phase of the community has begun with 203 home sites of the planned 3,000 or so homes upon completion.

Nine furnished model homes are projected to open by mid-March.

Prices for villa homes – from 1,503 square feet, two bedrooms, two bathrooms, covered lanai and two-car garage – begin at $243,990. Pricing for top-tier single-family homes – three bedrooms, three-and-a-half bathrooms, den, covered lanai and three-car garage – start from $359,490.

Homeowners will have access to the resort-style pool, fitness center, social hall, game and hobby rooms, arts and learning programs, indoor and outdoor dining, and tennis and pickleball courts.

Buyers can reserve a homesite now, with home sales scheduled to begin March 10.

In the meanwhile, potential residents will have to keep dreaming about that “cheeseburger in paradise” and the “lost shaker of salt.”
