The Bluffton real estate market is entering July with an unusual combination of record-low seasonal inventory, rising sales activity and continued price strength. Although homes are taking longer to sell, the broader numbers point to a market that remains firmly in favor of sellers.
There are currently 743 homes for sale in Bluffton, down 2.9% from 765 last month. More importantly, inventory is 23.2% below the 968 properties available at this time last year and 40.2% below the 10-year seasonal average of 1,242. This is the lowest inventory Bluffton has ever recorded for this time of year. The previous low was 846 homes in 2023, meaning the current supply is 12.2% below that mark. During a season when inventory would normally be much higher, this shortage could place meaningful upward pressure on prices.
Average days on market rose to 97 days, up 19.8% from 81 last month and 5.4% from 92 one year ago. It is also 12.8% above the 10-year average of 86 days. This shows buyers remain thoughtful and selective, especially when a home’s price or condition does not align with the market. Low inventory does not guarantee a quick sale, making accurate pricing and proper preparation essential.
Demand, however, remains remarkably strong. Pending sales have reached 1,237 year to date, a 15.0% increase from 1,076 at this point last year. That gain is particularly impressive because buyers have had far fewer properties to choose from. Closed sales tell a similar story, rising 10.5% from 1,014 last year to 1,120 this year. The recent strength in closings confirms that market activity has accelerated despite the inventory shortage.
Bluffton currently has approximately 3.5 months of inventory, compared with 3.6 months last month, a decrease of 2.8%. This keeps Bluffton firmly in a seller’s market.
The year-to-date median sales price is $562,403, up 1.9% from $552,157 in 2025. It also remains above the comparable figures from 2024, 2023, 2022 and 2021, reinforcing the long-term strength of Bluffton home values.
The geopolitical and economic environment may make a major market upswing seem unlikely, but the local fundamentals are difficult to ignore. Record-low seasonal inventory, increasing pending sales, stronger closings and rising prices suggest a significant momentum shift may be just around the corner.
